India FSI and Buildable Area Calculator

Find the buildable area on an Indian plot, and which rule actually limits you.

Why this exists. The published tools for Indian cities are frequently wrong. One widely used calculator publishes a Telangana FSI table when the Telangana rules contain no FSI provision at all.

Everything here is calculated in your browser. Your numbers are never sent anywhere, stored or seen by us.

Plotted housing. Delhi expresses FAR multiplied by 100, so an FAR of 200 in the plan is 2.0 here.

Master Plan for Delhi 2047, notified 20 August 2026. Reference: Gazette S.O. 4597(E).

MPD-2047 replaced MPD-2021 seven days before this tool was built. There was never a notified MPD-2041, despite it being widely cited. Transitional treatment of pending applications is unconfirmed.

How this is calculated

  • Every city here names the governing instrument and its date. Development control regulations are amended continuously, so always confirm against the current local document before relying on a number.
  • Residential use is assumed unless the city note says otherwise. Commercial and mixed use often differ.
  • Premium FSI, TDR and transit oriented development uplifts are noted but not added automatically, because they are discretionary and priced.
  • This tool advises. Your planning authority decides.
