Why this exists. Clients routinely compare a super built-up rate against a carpet area rate without realising they are different numbers, and architects spend meetings untangling it.

Only 69.6% of the super built-up area is usable carpet. A rate quoted on super built-up is effectively ₹11,500 per sq ft of space you can actually stand in.
Under RERA, carpet area is the defined and disclosable figure. Super built-up has no statutory definition and varies between developers.
How this is calculated
- Wall allowance and loading factor vary by developer and project. There is no standard, so both are entered rather than assumed.
- Carpet area under RERA excludes external walls, service shafts, balcony and verandah area and open terrace, but includes internal partition walls.
