Villa renovation cost in Dubai
Published villa renovation costs in Dubai run from about AED 120 per square foot for basic work (Smart Renovation, 2026 guide) to more than AED 700 for a full luxury rebuild (Driven Properties, undated page). Every one of those figures comes from a contractor, designer or portal with work to sell, and the ranges disagree by two to four times. This guide lays them side by side, names each source, and explains the gap.

The ranges, by source
There is no official or independent renovation cost benchmark for Dubai that we could find: no Dubai Statistics Center series and no professional-body index for renovation. Every figure below is an industry estimate from a firm that sells renovation, design or property services, checked on 10 October 2026. Read it as a range of opinions, not a price list.
| Source and date | Basic or cosmetic | Mid-range | Luxury or structural | Type of source |
|---|---|---|---|---|
| Smart Renovation, 2026 guide | AED 120 to 250 | AED 250 to 450 | AED 450 and above, with premium finishes and structural changes | Renovation contractor |
| Driven Properties, undated page | About AED 80 for surface work; general table from AED 150 | General table up to AED 600 | Past AED 700 for a full luxury rebuild | Brokerage |
| Rady Interior, 2025 to 2026 pricing guide | AED 200 to 400 for a light interior refresh | AED 400 to 800 for a medium renovation with partial upgrades | Not stated | Design firm |
| Engel & Völkers, citing Knight Frank Q2 2025 | New build, not renovation: about AED 390 per sq ft (AED 4,200 per sqm) for standard villas | Not applicable | New build: about AED 1,020 per sq ft (AED 11,000 per sqm) for high-end villas | Brokerage citing a consultancy |
Rady Interior's light refresh starts where Smart Renovation's mid-range ends. That is the two-to-four-times spread in one line, and it is why a single figure for 'villa renovation cost in Dubai' is not worth quoting. The Knight Frank figures are for building a villa from nothing, so they are a ceiling to sanity-check against, not a renovation rate.
Lump sums by villa size
Property Finder is the only source we read that publishes totals rather than rates. Its villa renovation guide (undated page, checked 10 October 2026, industry) gives:
- A basic renovation of a three-bedroom villa: around AED 600,000.
- A complete overhaul: over AED 1,000,000.
- Four and five-bedroom villas: from AED 600,000 up to AED 1.0 to 1.4 million.
- Luxury villa renovations: often from AED 1,500,000.
Those totals land roughly where the mid-range per-square-foot bands put a typical villa, which gives some comfort that the mid-range figures are not wild. It does not make them yours.
Why the published ranges differ by two to four times
- The same label covers different work. Smart Renovation puts structural changes in its luxury band; Rady Interior's medium band is 'partial upgrades'. One firm's mid-range includes new plumbing and electrical, another's means finishes only. Unless the scope is itemised, the label tells you little.
- Per square foot of what. Built-up area is always larger than gross floor area, and the guides do not say which they divide by. Our article on what an architect costs in Dubai explains the difference and why applying a rate to the wrong area changes the total.
- What is in the number. The guides we read do not say whether consultant fees, authority permit fees, the building deposit and VAT sit inside the rate or on top of it.
- Finish level and the age of the house. Driven Properties lists the problems that appear once finishes come off: leaking pipes under the slab, failed waterproofing, weak AC ducts and outdated electrical panels. Any of them moves a cosmetic job into the mid-range band.
- Who is publishing, and when. Contractors price to win the job, brokers to support a sale, designers to anchor a fee. None is neutral. The Driven Properties page carries no date, Smart Renovation's is a 2026 guide, and Knight Frank's figure is for new construction in Q2 2025.
A worked example
Hidden costs and contingency
Engel & Völkers says hidden costs often add 10 to 15 percent to budgets and recommends a contingency of that size (its construction cost guide, citing Knight Frank data from Q2 2025). Driven Properties names the usual culprits in older villas: leaking pipes under the slab, failed waterproofing, weak AC ducts and outdated panels. A survey before you sign, with the waterproofing and services opened up in one or two places, converts those unknowns into line items. It is the cheapest money in the project.
Permit costs, deposits and fees
Property Finder's permit guide of 21 September 2025 (industry) estimates the approval costs, excluding consultant and contractor fees, at AED 3,000 to 6,000 for a villa with a minor scope and AED 7,000 to 12,000 for a complete villa renovation, with a refundable building management deposit commonly of AED 2,000 to 5,000 where a management company is involved. We have not confirmed those against the authorities' own fee pages. For the statutory Dubai Municipality permit schedule, DEWA's connection charges and what a consultant charges to design and file, see what an architect costs in Dubai. Our Dubai approvals guide covers which approvals your scope triggers and who files them.
What we left out, and why
Several widely repeated Dubai figures do not appear on this page. Estimates of the UAE renovation market's size, claims about what share of a purchase price owners spend on renovation, and the share of buyers said to want turnkey homes all come from company press releases with no published method, so we do not use them. We also found no sourced figure for a kitchen renovation in Dubai; none of the guides above publishes one.
Questions people ask
How much does it cost to renovate a villa in Dubai?
Published industry ranges run from AED 120 to 250 per sq ft for basic work and AED 250 to 450 for mid-range (Smart Renovation, 2026 guide) to AED 400 to 800 for a medium renovation (Rady Interior, 2025 to 2026) and past AED 700 for a full luxury rebuild (Driven Properties, undated). Property Finder's lump sums put a basic three-bedroom villa renovation around AED 600,000 and a complete overhaul over AED 1,000,000. No official benchmark exists.
What does a basic villa renovation cost?
Smart Renovation's 2026 guide gives AED 120 to 250 per sq ft for basic work, and Property Finder's undated guide puts a basic three-bedroom villa renovation at around AED 600,000. Both are industry estimates.
How much contingency should I keep?
Engel & Völkers says hidden costs often add 10 to 15 percent to budgets and recommends a contingency of that size, citing Knight Frank data from Q2 2025. In an older villa, waterproofing, pipework under the slab and AC ducting are the usual causes (Driven Properties).
What does a kitchen renovation cost in Dubai?
None of the sources we read publishes a kitchen-specific figure for Dubai, so we do not quote one. Ask for itemised quotes against the same drawings and treat any single online number with care.
Are permit fees included in these ranges?
The guides do not say. Property Finder's separate permit guide of 21 September 2025 estimates AED 3,000 to 6,000 for a villa with a minor scope and AED 7,000 to 12,000 for a complete villa renovation, excluding consultant and contractor fees, plus a refundable deposit commonly of AED 2,000 to 5,000. Confirm with the authority for your plot.
