Kitchen renovation: a realistic budget and timeline

The median US kitchen renovation cost $24,000 in 2025 (Houzz, 1 May 2026, from the 2026 Houzz & Home Study of 20,358 users), while Zonda's Cost vs Value 2025 models a midrange major remodel at $82,793 (Zonda via JLC, September 2025). Both are correct. One is what homeowners spent across every kind of kitchen project; the other is what a defined professional scope costs. A realistic budget starts with knowing which of the two you are planning.

Why the published figures disagree

Three kinds of number circulate as “the average kitchen cost”, and they are built differently.

The median and the marketplace average land close together because both pool small jobs with large ones. The modelled figures run higher because each describes one complete, defined scope done by professionals. If you are replacing counters and painting cabinets, the median is your neighbourhood. If you are replacing everything, the modelled figure is.

The $24,000 median covers every kitchen project, while major remodels had medians of $35,000 for a small kitchen and $55,000 for a large one, and the top tenth of large remodels passed $150,000 (Houzz, 1 May 2026). The word “average” hides a factor of six.

Add a contingency before you look at finishes. In 2025, 37% of renovating homeowners went over budget, citing higher product and service costs than expected (52%), higher-end materials (35%), unanticipated complexity (32%) and scope or design changes (31%) (Houzz, 8 Home Remodeling Trends to Watch in 2026). Two of those four are decisions made after the budget was set. A written scope and a finishes schedule agreed before the contractor prices the job are the cheapest insurance against them.

How long it takes

Kitchens renovated in 2025 took an average of 9.5 months of planning and 5.8 months of construction (Houzz, 1 May 2026). Planning took longer than building. That is the window in which the design decisions get made; by the time construction starts, most of the budget is committed.

The sequence most kitchens follow, each step waiting on the one before: design and drawings; permits where needed; demolition; structural work; rough plumbing, electrical and ventilation; inspections; drywall and flooring; cabinets; counters, templated only after the cabinets are fixed; then appliances, fixtures, backsplash, lighting and paint. Counters are the step people forget: they wait for the cabinets, then for fabrication.

What is trending, briefly

Among 1,780 US homeowners in the 2026 Houzz Kitchen Trends Study (January 2026), wood became the most popular cabinet finish at 29%, passing white at 28%; 76% added specialty built-ins, led by pantry cabinets at 47%; and slab backsplashes rose to 28% of projects from 24%. Among 634 professionals surveyed by the NKBA for its 2026 Kitchen Trends Report (release of 18 September 2025; the full report is paywalled), 76% expected kitchen footprints to grow over three years, flat slab doors led at 69% and white oak was the top wood at 51%. Professionals describe what they expect to sell and homeowners what they bought, so the two should not be mixed. Our residential design trends report sets out both.

When the layout changes, so does who you need

Who you need for which kind of kitchen work
WorkContractor aloneEngineerArchitect or designer
Same layout: cabinets, counters, appliances, flooring, lighting, backsplashUsually enough, with licensed trades for electrical and gasNoA kitchen designer is useful for cabinet planning
Moving the sink, range or dishwasher within the roomPlumber and electrician; a permit is likely for new circuits or gas linesNoHelpful
Removing or opening a wall between the kitchen and a living spaceNoRequired, to confirm whether the wall is load-bearing and to design the beamRecommended: the opening changes two rooms and the structure above
Extending the kitchen, moving exterior walls or adding windowsNoRequiredRecommended, and ask your building department whether it requires stamped drawings
Relocating the kitchen to another part of the houseNoAs the structure requiresRecommended: it is a whole-house planning decision

Whether a wall is load-bearing is the one question a contractor cannot answer with authority and an engineer can. Kitchens opened to the living space were gaining momentum among residential architects in the AIA Home Design Trends Survey report of 5 March 2026, so the question comes up often. State exemptions that let unlicensed people design single-family work narrow at structural change: California's excludes any component that affects the safety of the building, including structural components (California Architects Board, Consumer's Guide).

Permits follow the same line: in most jurisdictions cosmetic work needs none, while new circuits, gas lines, moved plumbing and any structural opening do. The answer is local. Check with your local building department, because local amendments vary.

Questions people ask

What is a realistic budget for a kitchen remodel?

It depends on the scope. Homeowners reported a $24,000 median across all kitchen projects in 2025, $35,000 for a major remodel of a small kitchen and $55,000 for a large one (Houzz, 1 May 2026). Zonda models a minor midrange remodel at $28,458 and a major midrange remodel at $82,793 (Cost vs Value 2025, September 2025). Pick the scope first, then add a contingency.

Is $30,000 enough for a kitchen remodel?

For a same-layout remodel, yes: it is above the $24,000 all-project median (Houzz, 1 May 2026) and the $28,458 modelled minor remodel (Cost vs Value 2025). It is below the $35,000 median for a major remodel of a small kitchen and well below the $82,793 modelled major remodel, so it does not cover a new layout or moved walls and services.

Can I remodel my kitchen for $10,000?

It is well below the $24,000 median (Houzz, 1 May 2026) and below every modelled figure in Cost vs Value 2025. What $10,000 buys is a partial refresh: paint or refacing, hardware, lighting, perhaps counters. No published figure we have found supports a full remodel at that level.

How long does a kitchen remodel take?

Kitchens renovated in 2025 averaged 5.8 months of construction after 9.5 months of planning (Houzz, 1 May 2026). The construction figure covers every scope, so a same-layout refresh runs shorter and a remodel with structural work runs longer.

What is the most expensive part of a kitchen remodel?

We have not found a published, sourced cost breakdown by item, so we do not give one. What moves the budget most is scope: whether cabinets are replaced (84% of homeowners renovating a kitchen updated them, 68% replaced them all; Houzz 2026 Kitchen Trends Study, January 2026), whether the layout changes and whether walls or services move.

Can you live in your house during a kitchen remodel?

Most people do. Construction averaged 5.8 months in 2025 (Houzz, 1 May 2026), so set up a temporary kitchen away from the work and agree in writing how dust, water shut-offs and working hours will be handled.

Do I need a permit for a kitchen remodel?

Usually not for cosmetic work; usually yes for new electrical circuits, gas lines, moved plumbing or any structural opening. The rule is set by your city or county, so check with your local building department; local amendments vary.
